The Market+ Program by UMB Vacations provides professional OTA management, pricing, and guest communication for vacation rental owners who prefer to handle their own maintenance, housekeeping, and registration.

We handle everything on the booking side — pricing, guest communication, and OTA compliance — while you maintain full control of your property’s operations.

Program Overview

The Market+ Program is built for independent owners and small management companies who want professional marketing and revenue support without giving up autonomy.

  • Owners maintain control of maintenance, housekeeping, and registration.

  • You’re not tied to any one management company — the program runs month-to-month for flexibility.

  • Listings are managed on UMB Vacations’ OTA accounts for maximum performance and visibility.

  • Owners with existing Airbnb accounts can connect their account to UMB’s system, allowing UMB to manage pricing, communication, and push listings to additional booking channels such as VRBO and Booking.com.

This model ensures consistent performance, compliance, and higher guest satisfaction — all while you remain in charge of your property.

Owner Responsibilities

Owners handle all on-site operations, including:

  • Maintenance, cleaning, and property restocking

  • Registration, licensing, and local tax compliance

  • Providing accurate, high-quality photos (UMB can coordinate professional photography at market cost + 15%)

  • Ensuring property access, codes, and details remain accurate

  • Responding promptly to maintenance issues or guest-reported concerns

Owners retain full ownership of any photos they provide or commission.

Pricing Structure

UMB offers flexible pricing based on the number of properties enrolled:

Standard Plan – for up to 3 properties
• $174.99 per property, per month
• 5% per reservation (charged to the guest)

Portfolio Plan – for up to 10 properties
• $149.99 per property, per month
• 5% per reservation (charged to the guest)

Partner Plan – for 10 or more properties, or for management companies
• Contact us for a custom plan
• 5% per reservation (charged to the guest)

There are no commissions or hidden deductions — just a flat monthly subscription and transparent guest fees.

Deposit & Cancellation Policy

  • A $300 refundable deposit per property is required upon enrollment. (Negotiable with the Partner Plan)

  • The deposit protects against OTA penalties, guest refunds, or rebooking costs caused by cancellations or issues under the owner’s control.

  • The program is month-to-month with no long-term contract.

  • 90 days’ written notice is required to cancel, ensuring all confirmed reservations are honored.

  • Deposits are refunded within 30 days of termination, provided no penalties or outstanding balances remain.

Reporting & Transparency

UMB provides detailed monthly performance reports summarizing occupancy, ADR (Average Daily Rate), and overall property performance.


Owners receive full transparency and direct insight into how their listings are performing.
